What exactly do I receive?

How long does it take?

We pull the current title, instruments and attachments and prepare your report from them directly. Reports are completed within 5 business days.

My mortgage seems straightforward — is this still worth it?

Most of the issues we catch don’t announce themselves. A straightforward-looking loan today doesn’t tell you whether everything was registered correctly, if the borrower is in trouble adding more high-cost debt or whether the city placed a tax lien on the property. The report is what tells you if anything changes behind the scenes — which matters most for the loans that look fine.

Is my information kept confidential?

Yes. Your report is prepared for you alone and kept strictly confidential.

Does this replace my lawyer or mortgage broker?

No. It’s an independent, additional set of eyes on your investment — not a substitute for legal advice. It gives you the information to ask better questions of the professionals you’re already working with and at times suggest solutions that they may have missed.

What if I hold more than one private mortgage, or hold one with co-lenders?
